Manhattan Woods Golf Club, Bayonne, & More

Thirteen lots close this week, split across two nights, with seven wrapping up on the 21st and the rest following on the 24th. The number that jumps out is Apogee Club's $3,850 bid, and it actually shows up three times on the board below, once for each of Apogee's three courses, because the auction itself never says which one you'd actually play, so we're listing the same lot once for each possibility instead of guessing. Treated as the single sale it really is, that price lines up almost exactly with what Apogee has sold for in the past, and that makes it the calm half of this week's board. Bayonne Golf Club is the other half, and it's going for less than a third of its own average, which is what we're digging into below.

Bayonne Golf Club (BAYN)

Bayonne Golf Club is a golf course that started out as a landfill. Developer Eric Bergstol spent years turning a 150-acre municipal dump in Bayonne, New Jersey into a golf course, and he did it by importing more than seven million cubic yards of fill, most of it dredged muck from New York Harbor, to build a course inspired by the heaving links of Ireland and Great Britain. It opened in 2006, and it has since climbed to No. 8 in New Jersey and No. 164 nationally on our board.

None of that history is showing up in this week's bidding, though. Bayonne has sold for anywhere from $566 to $1,625 a player across fifteen sales since 2019, averaging $918, and the foursome that's live right now is sitting at just $312 a player, which is below even the cheapest sale we've ever recorded for this course. With the lot still open, there's real room for this one to move.

Market Insight

Almost the entire board is bidding under its own history this week. Outside of Bayonne, which gets its own look above, Arcola Country Club, Rich Harvest Farms, Pine Hills Country Club and Manhattan Woods Golf Club are all running anywhere from 21% to 61% below their averages, while Milwaukee Country Club is sitting essentially flat. Apogee is the one exception, since it's priced within a few percent of what it's actually sold for before, and that makes it the rare lot on the board where the number and the history actually agree.
